Cities have an understandable interest in making sure structures within their city parameters meet certain standards. These standards not only apply to structures but also to fixed appliances.
To ensure that these standards are held up, cities require permits for work to be done. The type of work that would require a permit varies in each city.
Newport Beach issues several permits based on the type of work being done.
These include building permits for structural work, electrical permits for wiring, plumbing permits for water, sewer, and gas, and HVAC permits for air conditioning and heating.
Certain work may not require a permit
The specific type of work may or may not require a permit. For example, additions or changes to electrical equipment such as moving or adding an electrical outlet, replacing or relocating water or gas lines requires a permit.
Merely replacing a plug that is already in an existing location, or repairing or replacing a water faucet that is already in place does not require a permit.
Large fixtures require a permit
Additionally, floor coverings, wallpapering, painting, or cosmetic work of that nature does not require a permit.
However, replacement of large fixtures such as a water heater does require a permit even though it is replacing one existing defective fixture for another similar fixture.
